Description
This is a large, two-storey villa, constructed in 1884 by Andrew G Heiton Jr, situated in Galashiels. It’s an example of Classical Italianate architecture, built on a square plan with a piended roof. A three-storey, two-bay tower with a ballustrade sits at the southeastern corner, and a rectangular, arched cast-iron conservatory with intricate glazing details extends from the south side. A single-storey garage was added later in the 20th century on the west side.
The main, north-facing elevation features a central, corniced doorpiece with cast-iron balustrade detailing, side lights, and flanking niches, with the right-hand side glazed. Advanced, corniced bipartite and tripartite windows also feature cast-iron balustrade detail. A stone consoled balcony and parapet balustrade adorn the tower, with a curved stair tower connected to it. The eaves overhang, supported by timber brackets, and a tripartite timber box dormer is located on the south side. A tripartite mullioned and transomed window illuminates the stairwell. The villa is built with stugged coursed ashlar, with v-channelled rusticated quoins. Details include a base course, moulded cill courses for the ground, first, and second floors, and a band course at the eaves. The windows have smooth stone architraves, with pedimented windows on the second floor of the tower.
The windows are timber sash and case, and the doors are timber panelled, with a two-leaf panelled door at the main entrance. The roof has a piended, low-pitch graduated slate covering, with a flat lead section. Corniced rectangular ashlar stacks with clay cans rise from the roof, and square section cast-iron rainwater goods are present.
The villa's interior retains a fine decorative scheme from the late 19th century, characterised by Jacobean-style ceilings in the principal rooms. The entrance lobby boasts a mosaic floor and a painted equestrian frieze. Decorative cast-iron radiator covers and an original painted decorative scheme in the drawing room are also present. A timber panelled stair serves the house; a separate service stair leads to the nursery wing. A timber balustrade provides access to a viewing platform within the tower’s billiard room, with a turned timber stair providing roof access.
The conservatory, set into the south elevation, has a rectangular, barrel-vaulted design with a coursed stone base plinth, arched glazing, a clerestoried lantern, and an acroterion finial at the apex. A plain glazed screen separates the conservatory from the house.
Nearby, the grotto, presumed to be contemporary with the house, is built into a raised ground plot on the southwest side. It consists of an 11-bay symmetrical tufa-stone clad crenellated retaining wall, featuring a timber glazed two-leaf door with a decorative fan light to the central bay. Flanking niches, rusticated piers, and a glazed timber decagon cupola with a lantern and finial complete the design. Interior pilasters and niches are also constructed from tufa-stone. A manufacturer’s plaque identifies the builders as James Boyd and Sons, Horticultural Builders and Heating Engineers, of Glasgow and London.
A small, square-plan game store, clad in tufa-stone, is located south of the grotto. It has bipartite, round headed windows, along with base and string courses, and a lead roof with a finial. Later painted brick extensions and timber bird pens have been added.
The property is accessed via square, rusticated, corniced gatepiers, now topped with later thistle finials. Low, coursed stone capped walls and late 20th-century railings and gates provide further enclosure. Late 20th century outdoor steps provide access to the garden.
