Description

The property comprises kennels and the main body of Hoy Lodge, a traditional Orkney laird's house. The original southern range of the building dates before 1880. Significant additions and alterations were carried out by William Lethaby in 1900, creating an L-plan design that extends to form a two-story, crowstepped-gabled, U-plan house, with further additions to the north and east. The building is harled.

The original southern range features an irregular five-bay south elevation. A lean-to porch with two windows is located on the ground floor to the left of centre, with a window in each return. A three-light window is at ground floor in the bay to the outer left, with a window above at the first floor. Irregularly disposed windows are found at each floor in the remaining bays to the right. Gabled returns flank the south elevation, each with windows on both ground and first floors and a gablehead stack.

The western range has an irregular six-bay west elevation, with a garden wall inserted between the second and third bays from the left. A window is at ground floor in the central bay, with a blank space above. Windows are present at each floor in the bay second from the right, and a stair window is located to the extreme right, which projects as an advanced return of the two-bay southern range. The remaining bays to the left have windows at each floor. The internal east elevation is single-story and regularly fenestrated with three bays. The northern range has a regular three-bay south elevation with a window at each floor in each bay. The north elevation is also regular with three bays, and a two-bay return of the western range to the outer right. A lean-to with a door is located in the left return between the central and right bays, and a single-story lean-to extends from the east gable.

The windows are predominantly 12-pane timber sash and case, with small rooflights to various pitches. The roof is covered in traditional graded stone tiles, with a stone ridge, harled corniced ridge, and gablehead stacks. uPVC rainwater goods are in place. The interior was not inspected in 1998.

Boundary walls, constructed of fine, extensive random rubble with battered profiles, rounded corners, and coping, enclose the L-plan site. Drum piers with stepped caps mark the southern vehicular gateway, while square piers with pyramidal caps define the eastern vehicular gateway.

The kennels, situated in the northeast corner of the garden, are a gabled, stone building with two bays. Each bay has a square-headed entrance on the east side, and a small opening to the gablehead. A wall runs south from the kennels, and low dwarf walls support railings to the south. The roof is covered in traditional graded stone tiles.
