Description
A late 18th-century building, with alterations in the late 20th century, 45 Eglinton Street is a 2-storey, 3-bay structure. It is a plain example of building from that period in Eglinton Street. The front elevation has a replacement door and window on the left side of the ground floor. The exterior is painted pebbledash with painted angle and window margins, an eaves course, and a moulded eaves cornice. The rear elevation features a modern, single-storey projecting bay and irregular window placement. The building originally had timber sash and case windows with 4-pane glazing; the glazing pattern was altered in the mid-19th century, likely replacing 12-pane sashes with larger sheets of glass. The original timber window frames likely remain, with the decorative vertical bars ("astragals") removed. The roof is now covered with non-traditional concrete tiles, replacing original slates, and no chimney stacks remain. The interior has been entirely altered and retains no original features. The building shows on the first edition Ordnance Survey map of 1858.
