16, 18, and 20 Queen Mary Avenue is a long three-storey tenement building from the later 19th century, featuring Greek Revival ornamentation. The building has a stepped and symmetrical design, with each section having single window bays, while the ends feature tripartite windows. The exterior is made of polished ashlar stone, which has mostly been cleaned, and is channelled at the ground level. Giant pilaster strips divide the bays above the ground floor, with simplified aedicules on the first floor and aprons adorned with cast-iron rosettes. The building includes wallhead and end stacks, and it has modern tile roofs.
