Description

44 Nicol Street in Kirkcaldy is a traditional house dating from around 1800. It is a two-storey building with an attic and has a rectangular plan. The exterior is harled with stone cills, and features base and eaves courses.

The principal elevation has a corniced and pilastered doorpiece located in the bay to the right of the center, which includes a deep-set panelled timber door and a plate glass fanlight. There is a window in the bay to the right and two additional windows to the left, with a segmental-headed pend arch to the outer left. The first floor has regular fenestration and two windows in a broad nepus gable that breaks the eaves at the center.

The west elevation consists of six bays. There is a boarded timber door with a plate glass fanlight located off-centre to the left, with two windows to the left and one window to the right. A further part-glazed door with a plate glass fanlight is situated to the right, along with a pend arch at the outer right. The first floor has six windows, with the one in the bay to the left of center being larger. There are also two windows above in the gablehead that break the eaves, and a truncated wallhead stack to the right.

The windows are timber sash and case, featuring 4- and 12-pane patterns with plate glass glazing, except for a large window at the rear that has fixed glazing. The roof is covered with grey slates, and there is a coped gablehead stack with a full complement of polygonal cans, along with ashlar-coped skews and cast-iron downpipes that have decorative rainwater hoppers.

Inside, the house boasts fine decorative plasterwork cornices and ceiling roses, as well as lugged and architraved doorways with panelled timber doors. The staircase and landing feature decorative cast-iron balusters and a timber handrail, along with a tall round-headed niche and an oval skylight with decorative astragals. The ground floor sitting room includes a black marble fireplace with a keystone and scroll consoles.

The property is enclosed by rubble boundary walls.
