Description

Broats is an earlier or mid-19th century farmhouse accompanied by a steading located across the road to the south. The farmhouse and much of the steading appear to be contemporary, with some work likely dating to around 1853, as evidenced by a plan of the steading dated that year. Both the farmhouse and steading are constructed of whitewashed rubble with ashlar dressings, with the farmhouse displaying contrasting painted margins. Slate roofs cover both buildings.

The farmhouse is two storeys high and has a symmetrical south (entrance) and west elevation, each with three bays. The position of the stacks suggests that an earlier, west-facing shallow tripartite-plan house may have been incorporated and reoriented during the construction of the present farmhouse. A columned, plain central porch fronts the south elevation. Modern glazing has been introduced, along with corniced stacks. A wide eastern flank is present, and asymmetrical ranges extend to the rear (north) along with a screen wall.

The steading encompasses an irregular-plan courtyard. It is partly bounded by a tall L-plan block containing a loft, with a square stack in the re-entrant angle. An east-facing arcaded cartshed has been altered, and a low L-plan block stands alongside the roadside, its courtyard-facing elevation constructed entirely using a post and lintel system. A plain range adjoins to the northeast, featuring a forestair and end stacks. Two detached blocks are situated to the south, and a large modern shed has been added.
