Description

Balaclava House is a villa built by Harry B Measures between 1909 and 1915, located at the Redford Cavalry Barracks on Colinton Road in Edinburgh. This two-storey and attic building features an irregular plan with three bays, advanced gabled outer bays, and a swept, piended roof.

Constructed from dark, coursed rock-faced rubble with pale ashlar dressings, the windows have projecting cills. The principal elevation faces northeast and showcases advanced gables on the outer bays, each with tripartite windows on both floors. An off-centre porch with a bell-cast roof and a cat-slide roof behind is present, along with a six-light dormer and a three-light dormer in the attic. The gables are adorned with slit windows, and there is a single-storey extension on the left side.

The garden elevation to the southwest features an advanced central gable and a box bay window on the ground floor. Most windows have been replaced with PVC casements with plate glass. The roof is covered in grey graded slates, and the wallhead and chimney stacks are finished with red clay chimney cans.

Adjacent to Balaclava House are the former stables, also built between 1909 and 1915, located to the east. This two-storey gabled stable building includes a single-storey wing to the east and a walled forecourt to the south. It has been converted to offices as of 2016. The stables are made of coursed rubble at the ground floor and are rendered above. A central part-glazed entrance door is set in a round arch, with a hayloft door above it. To the left, there is a two-leaf timber barn door, while the wing features a timber stable door and a flat-roofed dormer.

The stable windows are mostly timber casement windows with small, multi-pane glazing. The roof is also covered in grey slates, with raised skews and an apex chimney stack at the rear.

The interior of Balaclava House was seen in 2016, having been converted to offices. It includes a straight stair and a corner fire surround in the upper storey.
