Description

12 Claremont Park in Edinburgh is a classical house likely designed by Thomas Hamilton around 1850. It is two stories high and features five bays, with single-storey pavilions on either side. The front is made of polished ashlar sandstone, while the sides and rear are constructed from coursed rubble. The main block has a base course, a band course, and a modillioned eaves cornice, while the pavilions have a base and blocking course. The main block has architraved openings with panelled aprons, and the first-floor windows are keystoned.

The north (principal) elevation is symmetrical with evenly spaced windows. At the center bay, there is a projecting ashlar porch with chamfered pilasters and columns, each topped with a capital and base. This porch features superimposed strips, a full entablature with a mutuled cornice, and a balustraded parapet above. The entrance has a panelled door with a rectangular plate glass fanlight. The wings are flanked by gateways, with the left gateway filled in to create a garage.

The west, east, and south elevations have not been seen since 1995. The house has plate glass timber sash and case windows throughout, and the roofs are covered with grey slate and have a piended design. There are multi-flue, corniced, stugged ashlar wallhead stacks, including a two-flue stack on the right pavilion.

The interior has not been seen since 1995. The boundary wall is an ashlar dwarf wall with saddle-back coping along the street. The gateways flanking the wings and leading to the street have square ashlar piers with pyramidal caps and cast-iron lamp brackets.
