Description
40 Cockburn Street in Edinburgh is a three-storey and attic tenement block designed by architects Peddie and Kinnear between 1859 and 1861. The building features a symmetrical façade with shops on the ground floor and two crow-stepped gables topped with apex stacks and scrolled skewputts. It is constructed from squared and snecked lightly stugged ashlar with polished dressings, although the shopfronts are painted.
A continuous cornice runs along the ground floor, and a string course rises over blank panels to the second floor. The windows are framed in stop-chamfered surrounds, with a timber-panelled door featuring a plate glass fanlight in a moulded, shouldered surround. The first floor has two bipartite windows, while the second floor boasts four segmental-headed windows and small windows with projecting cills on the gables. At the centre of the attic, there is a timber dormer with a finialled, swept roof.
The windows are fitted with four-pane glazing in timber sash and case style, and the roof is covered with grey slates.
