Description

24 Calton Hill is a terraced tenement building from the later 18th century, situated on an elevated site above street level. It features four bays on both the front and rear elevations, with four storeys and an attic. The building is constructed of random rubble with dressed margins and has dormer-headed windows that break the eaves. Long and short dressed quoins are present at the corners.

On the principal (south) elevation, there is a timber-panelled door with a lozenge-pattern letterbox fanlight, flanked by two windows on the left and one on the right. The first-floor cills have cast iron window guards. The rear (north) elevation includes a modern two-storey timber and concrete extension at the centre, with a nepus gable flanked by dormer-headed windows that break the eaves. Canted tripartite timber dormers are located in the outer right and left bays of the roof above.

The west elevation is only partially visible, as the lower portion is concealed by the adjoining properties at 20-22 Calton Hill. There is a window in the outer left bay on the third and fourth floors, and another window in the outer right bay on the third floor.

The glazing throughout the building predominantly consists of 12-pane timber sash and case windows, with 4-pane glazing in the side sections of the canted dormers. The rear extension features modern glazing. The dormers have timber fascias, grey slate haffits, and piend roofs. The pitched roof is covered with graded grey slate and has stone skews and skewputts. There are rendered gablehead stacks with circular cans on the west gable and the north nepus gable, as well as a ridge stack on the east.

The boundary walls at the front include a paved ramp leading to stone steps with modern handrails, and high rubble retaining walls with stone copes and dressed quoins on either side. The walls curve slightly concave at the beginning of the pathway and drop to a dwarf level for the remainder of their length. At the rear, there is a high rubble wall with stone copes enclosing a garden area.
