Description

20 and 22 Calton Hill is a later 18th century, three-storey tenement with a basement and attic, situated on a sloping site. The building is constructed of random rubble with dressed margins and features regular fenestration.

On the south (principal) elevation, the ground floor has a central timber-panelled door with a letterbox fanlight, flanked by a window to the left that includes a cast iron balconnette, with a recess for a basement window below. The first floor features a timber-panelled door with a four-light letterbox fanlight, flanked by windows on both sides. The roof has a canted tripartite dormer, with piended dormers on either side.

The north (rear) elevation has three piended dormers on the roof. The west elevation is partially obscured by the adjoining buildings at Nos. 16-18, but the upper part is visible, showing a window on the first and second floors and a smaller window above.

The glazing predominantly consists of 12-pane timber sash and case windows, with 8-pane glazing in the side sections of the canted dormer. The dormers have timber fascias, grey slate haffits, and roofs. The pitched roof is covered with graded grey slate, featuring stone skews and skewputts, along with two rendered gablehead stacks with circular cans on the west gable.

The boundary walls include a stone flagged ramp leading to the south elevation. Access to No. 20 is through two ashlar gatepiers with cornices and pyramidal caps, with a platt flanked by cast iron railings on the left and a harled wall on the right. Steps lead to the door, which has cast iron railings and a handrail. No. 22 is accessed by two stages of stone steps, with a harled wall on the left and rubble on the right, featuring an ashlar gatepier with a square cap and a wrought iron overthrow, along with stone copings and cast iron railings on both walls. The north (rear) elevation is enclosed by a rubble wall surrounding the garden on all three sides.
