120-122 Morningside Road in Morningside, Edinburgh, is a building constructed in 1890 by R Paterson & Son. It is a single-storey row of seven shops, featuring two and three-bay configurations (2-2-3-2-2-3-3) with original shopfronts. The structure is brick-built and has rolled iron beams supporting a flat roof, adorned with decorative timber fronts. The shops are designed with stilted segmental arches and recessed entrance doors, with the three-bay shops having a central entrance. The arches are supported by timber mullions with foliate capitals, and there is foliate carving in the spandrels. The front elevation includes a narrow fascia and an eaves cornice with moulded brackets that separate small sunk panels, along with a blocking course and remnants of rope moulding. The shops are separated by plain pilasters that feature paired brackets and small projecting trefoiled panels topped with semi-circular pediments.

In terms of the front elevation, Nos 122, 124, and 128 are three-bay shops, while Nos 126, 126a, and 128a are two-bay shops. The central mullions are missing from Nos 128a, 126a, 126, 124, and 122, and there is a tiled jamb at the doorway of No 130.
