9-12 Piershill Place, Edinburgh

13 Piershill Place is a baronial tenement block built around 1910. It has four storeys and features eight bays facing Piershill Terrace and seventeen bays facing Piershill Place. The building is constructed of coursed red sandstone and includes distinctive finialled polygonal towers with roofs that alternate between pyramidal and ogee shapes.

The design includes a base course and a continuous cornice at the ground floor, which passes over the downpipes. There are cill courses at the first and third floors, and wallhead stacks that are corbelled out at the second floor, topped with small aedicules at the third floor. The windows are set in chamfered surrounds and have cornices on the second and third floors. The timber-panelled doors leading to the flats are framed in moulded surrounds with broken pediments, which are alternately triangular and swan-necked.

On the northern elevation facing Piershill Terrace, there are shops on the outer right with a parapet above. This section features stop-chamfered piers, key-stoned depressed arched windows, and a round-arched door. There is also a timber boarded door to the flats in the centre, framed by a pilastered surround with an oculus above.

The building has plate glass in timber sash and case windows, along with some non-traditional glazing. The steep pitched roof is covered with graded grey slate and red terracotta ridge tiles, and the ashlar coped skews add to its character. The tall coped stacks, some of which are rendered, have cylindrical clay cans.

Additionally, there is a low coped rubble boundary wall surrounding the property, with the remains of original railings flanking the door at number 15.
