25 Edina Place, Edinburgh

21 Edina Place in Edinburgh is a two-storey building constructed in 1878, designed as an L-plan Italianate printing works, which is now used for residential purposes. The building measures 20 by 4 bays, with a 3 by 2-bay office wing at the eastern end. It features polychrome brickwork, with cream terracotta cill and lintel bands, bands of black brick, and a basecourse. A consoled cornice with a square cast-iron gutter is positioned above. The main block has paired windows in bays that are separated by brick pilasters, and the ground floor includes transomed windows.

The building has a flat roof and non-traditional glazing. On the south elevation, which serves as the entrance, doors are located in the left-hand opening of every third bay, with a square light above each door. The west elevation of the office wing features regularly spaced pilasters similar to those on the main block, but the fenestration is slightly irregular due to some later alterations in the outer right and central bays. Above the cornice, there is a central pediment feature supported by brackets, which includes a finial, monogram, and inscriptions that read: "THE BUSINESS FOUNDED 1825 THIS BUILDING ERECTED 1878."
