9-13 York Place, Edinburgh

9-13 York Place is a late 18th-century, three-storey classical terrace with an attic and basement, featuring seven bays. The building is constructed of broached ashlar sandstone, with V-jointed rustication at the principal floor and squared, snecked rubble at the basement. It has a base course, band courses between the basement and principal floor, and between the principal and first floors, along with a mutuled cornice at the second floor. The second floor has projecting cills, and there are ashlar steps and entrance platts that oversail the basement.

The north (principal) elevation includes an architraved and corniced doorpiece with a six-panel timber common stair door and a three-pane rectangular fanlight at the centre of the principal floor. This is flanked by round-arched doorpieces with panelled timber doors and semicircular fanlights, with a radial fanlight to the right and plate glass to the left. The remaining bays at the principal floor, as well as the floors above and the basement, feature regular fenestration. There is a flagged basement area.

The west elevation adjoins another building, which is listed separately (7 York Place), and the east elevation also adjoins a separate listing (15-19A York Place). The south (rear) elevation was not seen in 1998.

The windows are predominantly 12-pane timber sash and case. No 13 features anthemion and palmette window guards at the first floor. The roof is grey slate, with a slate-hung tripartite rectangular dormer and a recessed slate-hung lead-roofed rectangular dormer to the right, along with a pair of slate-hung bowed dormers to the left. There are modern skylights, cast-iron rainwater goods, and various stacks including a rendered gablehead stack, a coursed rubble gablehead stack with broached ashlar dressings, and a rubble stack with broached ashlar dressings breaking pitch. The stacks are coped, with circular cans, and the skews are also coped.

The interiors were not seen in 1998. The railings consist of ashlar copes topped with cast-iron railings featuring spear-headed and urn finials.
