Description

35 and 37 Cumberland Street in Edinburgh is a terraced tenement building, likely designed by Thomas Bonnar, dating from the early 19th century. It has four storeys and a basement, featuring a nine-bay facade. The exterior is constructed of broached ashlar sandstone, with V-jointed rustication at the principal floor and coursed rubble with droved dressings on the northern elevation. The building includes band courses between the basement and the principal floor, as well as between the principal and first floors. There are projecting cills for the first and second floor windows, a continuous cornice at the second floor, and a cornice with a blocking course at the third floor. Ashlar steps and entrance platts extend over the basement.

On the west (principal) elevation, there is a nine-panel timber common stair door with glazed upper panels set in a round-arched doorpiece, accompanied by a radial semicircular fanlight. This door is flanked by windows and further flanked by two nine-panel timber doors; the door to the left (No 76) is also in a round-arched doorpiece with a radial semicircular fanlight, while the door to the right (No 69) features glazed panels at the center and a plate glass rectangular fanlight. The remaining bays on the principal floor contain windows, with regular fenestration on the upper floors. The second floor has window guards with anthemion and palmette designs in four bays to the right, while the third floor has window guards in four bays to the left and right. To the left at the basement, there is an advanced two-bay corniced shop front, featuring plate glass windows and a glazed door to the right.

The northern (Cumberland Street) elevation has six bays at the basement, transitioning to 35-37 Cumberland Street. It includes a flush-panelled door in the penultimate bay from the left, with a four-pane rectangular fanlight above, and a window to the outer left. There is a four-bay corniced return to the shop front on the right, with windows in each bay, and regular fenestration in the basement, with centrally placed windows on the upper floors.

The southern elevation adjoins another terrace, which is listed separately (53-65 Dundas Street). The eastern (rear) elevation features irregular fenestration across all floors.

The building predominantly has twelve-pane timber sash and case windows, a grey slate M-roof, and cast-iron rainwater goods. The gablehead and ridge stacks are made of broached ashlar and are coped with circular cans.

Surrounding the garden area at the rear are ashlar copes topped with cast-iron railings, featuring spear-headed balusters and urn finials.
