29, 30 Annfield, Edinburgh

The building comprises an L-plan development of 1957 designed by Basil Spence, incorporating numbers 33 Annfield, 2 Great Michael Rise, 29 and 30 Annfield. The development consists of two symmetrical, three-storey, six-bay detached tenements forming wings to the north and east, grouped 1-4-1 with a central projecting section. The exterior is predominantly granite setts, salvaged from roads, with painted harl to the front centre and rear. Rear elevations feature projecting balconies with recessed patios, and overhanging eaves. A single-storey, pentagonal-plan former pair of shops (numbers 29 and 30 Annfield) connects the wings and was converted into two separate flats in the late 20th century. Single-storey, single-bay flat-roofed additions are attached to the outer left and right sides of the outer blocks, supported by single steel piloti at the front beneath the overhanging roof.

The east elevation, facing Great Michael Rise, has a glazed and timber door in the central bay at ground level, flanked by bipartite side-lights. Smaller single windows are positioned to the left and right of the entrance, with additional single windows (some replacement bipartites) at all other floors. The rear west elevation features a ground-floor door in the advanced central bay, with stair windows above on the first and second floors. Other floors feature single windows in the two bays to the left and right of the centre, and projecting balconies with iron railings, recessed single doors, and flanking windows.

The southeast elevation, facing Annfield, has a replacement timber panelled door in the outer right bay and a bipartite window to the left. The single-storey section to the outer left has a flat roof. The northwest elevation, facing Annfield, similarly has a replacement timber panelled door in the outer left bay, a replaced bipartite window to the right, and a bipartite window in the flat-roofed outer right bay.

The north elevation, facing Annfield, replicates the east elevation's design, with a glazed and timber door at ground level, flanked by opaque bipartite side-lights, and single windows to other floors. The south rear elevation mirrors the west elevation in design.

The roofs are graded grey slate, with rendered stacks featuring precast concrete coping and circular cans. Modern glazing is present throughout, with some replacement patio windows on the south rear elevation.
