Description
2 and 4 New Lane in Newhaven is a pair of two-storey, four-bay tenement blocks designed by Basil Spence in 1957. These buildings form a terrace that faces east and are arranged symmetrically, with a rectangular plan that steps down towards the harbour. The exterior is finished in painted harl, while the base walls and external stairs are made of granite setts salvaged from roads. There are exterior stairs with iron railings leading to the first floor, supported by a single steel piloti that creates an overhang. The buildings feature projecting balconies with recessed patios at the rear, timber boarded panels, and overhanging eaves.
On the east elevation, there is a single door at ground level beneath the stair in the outer left bay. To the right, there are two single windows in the adjacent bays, and a recessed single window in the outer right bay. The exterior stair leads to the first-floor entrance in the outer left bay, with the first-floor windows mirroring those on the ground floor.
The west elevation features recessed patios and projecting balconies on both floors in the outer left bays for Nos 2-14, and the outer right bays for Nos 12 and 16. The remaining bays have regular fenestration. No 16 has replacement timber windows, while the other openings retain their original timber picture and casement windows. The roofs are covered with grey slate and are stepped down with the hill, featuring rendered ridge stacks at the center of each roof, topped with precast concrete coping and various cans.
