9 And 11 New Lane, Newhaven

1 and 3 New Lane in Newhaven are two-storey, four-bay tenement blocks designed by Basil Spence in 1957. They form a terrace that faces west and have a symmetrical arrangement with a rectangular plan that steps down towards the harbour. The exterior is finished in painted harl, with base walls and external stairs made of granite setts salvaged from roads. There are exterior stairs with iron railings leading to the first floor, and a single steel piloti supports an overhang. The buildings feature projecting balconies with recessed patios, timber boarded panels, and overhanging eaves.

On the west (entrance) elevation, there is a single door at ground level beneath the stair in the outer right bay. To the left, there are two single windows, and in the outer left bay, there is a recessed patio with a door leading to a projecting balcony. The exterior stair to the first floor entry is located in the outer right bay, and the first-floor windows mirror those on the ground floor.

The east (rear) elevation is regularly fenestrated on both floors. No. 11 has replacement timber windows, while the other openings retain original timber picture and casement windows. The roofs are covered with grey slate and step down with the hill, featuring rendered ridge stacks at the center of each roof, with precast concrete coping and various cans.
