Description

40 Barony Street in Edinburgh is a traditional-style tenement block designed by E J MacRae in the early 20th century. This four-storey building features ten bays and is constructed from squared and snecked rubble, with polished ashlar dressings and polished ashlar long and short quoins. A cornice runs along the third floor, and there are raised margins around the doorpieces, as well as the window above the doorpiece at No 38 and the windows above the doorpiece at No 40 on all floors. The windows have projecting cills.

On the south elevation, the stairwell is advanced and breaks the eaves, centered at No 38. To the left, at No 40, five bays are advanced and raised. There are square-headed doorpieces with timber doors located in the fourth bay from the right and the third bay from the left. The remaining bays contain windows on the principal floor and the floors above, including bipartite windows in the outer left and right bays and in the fifth bay from the left on all floors.

The east elevation features a gable with single windows centered on all floors. The west elevation was not seen in 1998. The north elevation, which was also not seen in 1998, is harled with regular fenestration.

The building predominantly has 12-pane timber sash and case windows, a grey slate roof, and cast-iron rainwater goods. The stacks are stugged, squared, and rendered, breaking the pitch of the roof, and are coped with circular cans. The skews are coped, with skew-putts.

The interiors were not seen in 1998.
