18 Bath Street, Edinburgh

20 Bath Street in Edinburgh is an early 19th century pair of classical, bowed-fronted houses with later additions and alterations. The buildings are two stories high with an attic and consist of four bays in total. The exterior features polished ashlar, which is painted at No 20, channelled at the ground level, harled and blank on the side elevation of No 20, rubble at the rear of No 18, squared render at the rear of No 20, and a harled extension to No 20. Notable architectural details include a base course, a band course, an apron with engaged balustrades at each first-floor window, rosettes on the dividing frieze, a cill course, a cornice, and a blocking course topped with original bowed arrowhead railings that shield the attic dormers behind the bowed bays.

On the principal southeast elevation, there are segmental-headed tripartite doors at the center; No 18 features an early 20th century door with an oval glazed upper section, while No 20 has an original panelled door. Both doors are flanked by panelled ashlar sidelights and topped with a corniced lintel and a plate glass segmental fanlight. The outer bays are bowed, each with a tripartite window on both floors.

The northwest rear elevation includes a single-storey extension for both houses at the center and inner bays. No 18 has plate glass timber sash and case windows, while No 20 has modern windows. The roofs are modern red tiles for No 18 and grey slate for No 20, with piended dormers on the outer bays and at the rear. The southwest stack for No 18 is ashlar with a coped apex, while No 20 has a harled wallhead stack on the northeast.

The interiors have not been seen since 1994. The boundary walls are rendered with coping and feature good arrowhead railings at No 18, while No 20 has a harled wall with an addition on top.
