36A Cumberland Street is a four-storey and basement, eight-bay terraced tenement built in 1820 by Thomas Bonnar. The building features polished ashlar sandstone with V-jointed channelled rustication at the principal floor. There is a band course at the principal and first floors, with windows at the first floor having raised margins and cornices. A cill course is present at the first and second floors, along with a continual cornice at the second floor and a cornice with a blocking course at the third floor. The doors and windows on the principal floor are set in square-headed recesses.

On the east (principal) elevation, there is a four-panel timber common stair door with a decorative rectangular fanlight located in the fourth bay from the left at the principal floor. Additionally, there are four-panel timber doors with plate glass rectangular fanlights in the third bay from the left and a decorative rectangular fanlight in the third bay from the right. The remaining bays have windows in recesses at the principal floor, while the floors above and the basement display regular fenestration. The basement area is flagged.

The north elevation adjoins another terrace, which is listed separately (88-102 Dundas Street). The south elevation features a predominantly regular-coursed squared rubble gable that transitions into 36A Cumberland Street. This side has windows at the centre right for all floors and small lights at the centre left on the principal, first, and second floors, along with a door at the centre right in the basement. The basement area here is also flagged.

The building predominantly has 12-pane timber sash and case windows, a grey slate M-roof, and cast-iron rainwater goods. There are rendered ridge stacks and a regular-coursed squared rubble gablehead stack with broached quoins, which is coped and features circular cans.

The interiors were not seen in 1997, but there is some evidence of working panelled shutters. The railings consist of ashlar copes topped with iron railings that have fleur-de-lis balusters and pineapple finials.
