Description

30 and 32 Primrose Bank Road is a two-storey, three-bay house built in 1898 by W N Thomson. It has a piend roof and features distinctive classical details. The exterior is made of polished cream sandstone ashlar, with a dentilled eaves cornice and prominent long and short quoins. The windows are architraved.

On the principal elevation, there is a balustraded balcony at the first floor, supported by two Doric columns on pedestals in the center bay. This balcony connects the canted outer ground floor bays, which have three-light windows. The cill course of the canted bays continues as a balustraded handrail at the base of the columns. The cornice of the canted bays acts as a Doric entablature supporting the balcony above. There is a timber panelled door with a geometrically ornamented fanlight and side lights in an arched opening. The first floor has three windows with lugged surrounds, with the window above the door being narrow and featuring prominent voussoirs. The outer windows have dentilled open pediments that break the eaves above.

The side elevations, facing east and west, are made of squared and snecked sandstone and have irregular fenestration. There are additional stairs and entrances to accommodate the flats.

The rear elevation has a two-bay advanced section to the left with lean-to extensions at the ground floor. The first floor has regular fenestration, and there is a slate-hung dormer in the attic. A semi-domed bow window is located to the right at ground level, while a two-light window with a stone mullion is found at the first floor, along with a slate-hung canted dormer in the attic.

The original ornamental glazing pattern in the timber sash and case windows remains in the right and central bays of the south elevation. The roof is covered with graded grey slates, and there are ashlar wallhead stacks with dentilled cornices and circular cans.

The property also features low coursed sandstone boundary walls with arched ashlar coping and decorative wrought-iron railings.
