Description

This is a former North British Rubber Company office building, constructed between 1877 and 1894. It is a two-storey and basement building with a taller section to the west, arranged in a curved L-plan with sixteen bays. The building sits on an advanced basement and features pilasters dividing the bays, with a prominent cornice to the rounded corner bay on Gilmore Park. The exterior is characterized by predominantly segmental arched openings and overpainted polychrome brickwork.

The northeast elevation, facing Gilmore Park, has sixteen bays arranged as 2-4-7 with a three-bay bowed section on the outer right. A blocked doorway is on the left, and an arched window is on the right in an advanced single bay; a bipartite window sits above it on the first floor. Bipartite windows are located at both ground and first floor levels in the two bays to the left of the four-bay section, while single windows are present in the two bays to the right. An ashlar doorpiece, featuring a keystone and elaborate cornice, is located to the outer left of the seven-bay section, with a bipartite window above it. The basement and a single window are in the adjacent bay to the right, followed by basement and bipartite windows at ground and first floors in another adjacent bay. The remaining bays have basement and regular single window fenestration, and the three bays on the outer right form a bow that connects to the Fountainbridge elevation.

The northwest elevation, facing Fountainbridge, is five bays, with a three-bay bowed section to the outer left. Regular single window fenestration is present at ground and first floors within recessed arches of the five-bay section to the outer right. A boarded timber door with a corbelled canopy is located in the bay to the outer left, with a smaller window above. A recessed boarded timber entrance is at ground level on the outer right, within the three-bay bowed section, and features regular fenestration at basement, ground, and first floors.

The building has predominantly four-pane timber sash and case windows, with sixteen panes specifically on the northeast elevation. The roof is covered in grey slate and features corniced brick wallhead stacks. Cast iron rainwater goods are also present.

The interior retains a significant portion of its decorative scheme dating back to 1916. This includes a panelled entrance hall with painted metal columns designed to resemble marble, a dentilled cornice, decorative linoleum flooring, and paired, glazed timber screens leading to side corridors. An open square staircase features a cross-pattern decorative wrought-iron balustrade and timber handrail, while a rectangular cupola with cornice detailing sits above. A suite of panelled timber offices and a boardroom occupies the first-floor corridor, with some original fireplace surrounds (fireplace inserts were removed in 2014).
