Description

This is a substantial, asymmetrical, 2-storey and attic villa with a single-storey service wing, built in 1898 to a design by Professor Frank Worthington Simon. The villa was originally a 3-bay structure but has been subdivided. It is constructed from squared and snecked rubble sandstone with red polished ashlar dressings. Features include rounded reveals to windows, lugged gables, ashlar mullions and transoms, and corniced stacks.

The southwest (entrance) elevation has an open gabled timber porch at the centre, with keystoned moulded arches on the returns leading to a roll-moulded round-arched doorway containing a panelled door, a dentilled cornice, and a semi-circular plate glass fanlight. Single windows flank the doorway at both ground and first floor levels, and there is a rectangular bipartite dormer in the roof. A gabled bay to the right includes a 2-storey canted window with a half-piend roof, and an arrowslit in the gablehead. A bay to the left is blank, with the wallhead raised as a gable and a tall apex stack. A rounded corner bartizan features 4-light windows and a finialled conical roof corbelled above the ground floor to the outer left. The northwest (Colinton Road) elevation is 3-bay; the central bay is advanced and gabled, with a corbelled corner at ground floor level to the left, a narrow window on the return, a secondary ground floor door, a tall bipartite transomed stair window at the first floor, and a small bipartite window in the gablehead. The bay to the right has a bipartite window at ground floor level. The bay to the left has single windows to ground and first floor.

The southeast elevation features a single-storey service wing with a half-piend and catslide roof to the right, with single windows and a rectangular bipartite dormer window. A broad wallhead stack, linked to the roof behind the main elevation, is present. Single windows are located to ground and first floor on the left side. The northeast elevation incorporates single windows and a secondary entrance to the service wing, along with a wallhead stack to the right.

The villa has timber sash and case windows with 6-pane upper sashes and plate glass glazing to the lower sashes. Some small-pane windows are also present, although some replacement windows and secondary glazing are on the first floor. The roof is green slate with piend and platform sections, lead flashings, and one apex stack, two wallhead stacks, and a central stack. Moulded ashlar skews and a moulded eaves gutter are also present. The interior includes a central staircase, which has been moved to the rear of the house, a tiled vestibule, and a ground floor drawing room featuring a dentilled cornice and a floral frieze.

Boundary walls constructed of rubble stone with semi-circular and saddleback coping define the rear and northeastern boundaries. Low rubble walls with saddleback coping edge the front and northwestern boundaries. Tall square ashlar gatepiers, corniced and with ball finials, are located on the chamfered corner of Colinton Road and Merchiston Gardens.
