Description
22 Corran Esplanade is a mid-19th century, four-storey, six-bay tenement building designed in a plain classical style. The building has a rectangular plan and features a nearly symmetrical ashlar street elevation, while the rear and side elevations are constructed from painted rubble.
The facade includes a small base course and a string course at the second-floor cill level, topped with a pendant bracketted eaves cornice. The facade is framed by pilasters, with a single central pilaster that has capitals engaged at the eaves cornice. All windows are architraved, with cornices present at the ground, first, and second floors. The doorways in bays two and five have matching architraves and cornices, while an additional doorway to the left of the central pilaster has a plain margin.
The rear elevation has regular fenestration, featuring stair windows at intermediate heights, with margins and cills. The ground floor contains four-pane timber sash and case windows in bays one and three. The first floor has four-pane timber sash and case windows in bays one to three, and plate glass timber sash and case windows in bays four to six. The second floor has four-pane timber sash and case windows, while the third floor features four-pane timber sash and case windows in bays four to six. The rear elevation also has surviving eight-pane timber sash and case windows on the second and third floors, along with four-pane timber sash and case stair windows.
The building is topped with a grey slate roof, which is slated over the skews. It has ashlar three-flue wallhead stacks, decorated with cornices and vertical channelling, and a three-flue, corniced stack at the centre of the ridge. There are substantial three and four-flue wallhead stacks on the rear elevation, as well as a multi-flued gable stack. The doors in bays two and five are timber panelled with two-pane fanlights above. A cast-iron downpipe is located to the left of bay three, featuring decorative brackets and a hopper.
