28 Albyn Place, Aberdeen

28 Albyn Place is a villa built in 1838, designed by Archibald Simpson. It is a single-story building with a basement, comprising five bays, with a two-bay block attached to the south. The villa is constructed of granite rubble with finely finished margins. It has a rough-faced ashlar base course, panelled aprons, long and short quoins, and overhanging eaves.

The north (principal) elevation is symmetrical, featuring a tetrastyle pedimented Doric portico in the central bay, built on an ashlar plinth. A flagpole sits at the apex of the pediment, and a panelled and glazed timber door is reached by stone steps, flanked by glazed panels. The fenestration is regular in the flanking bays, with the outer left and right bays advanced, each containing a window.

The west elevation is asymmetrical, with two recessed bays to the left, containing a doorway to the right and a window to the left. The bay to the right is advanced, with two windows to the left return.

The south elevation is also asymmetrical. It is seven bays wide, with a two-story, six-bay block to the left and three bowed bays to the right. The bowed bays have a two-leaf glazed door in the centre of the ground floor, flanked by windows; three windows are above on the first floor, with shutters to the central window. The flanking bays to the left and right have regular fenestration, and shutters to the first floor. There is a modern addition on the ground floor of the bay on the outer left, with a window on the first floor that has a shutter. A single-story bay is located on the outer right, with an off-centre window to the left.

The east elevation is asymmetrical, with a doorway and windows to the basement floor, and three windows to the first floor.

The windows are predominantly four-pane timber sash and case. The single-story block has a piended purple-grey slate roof with tiled ridges, while the two-story block has a grey slate roof with lead ridges. Coped ridge and wallhead stacks have square and circular cans. Cast-iron rainwater goods are present.

The interior is particularly fine, with surviving cornicing, skirting boards, and some panelled timber doors. The T-plan entrance hall is pilastered and panelled, with a deep foliate frieze and a panelled ceiling with a central rectangular skylight. The drawing room features a bowed window, panelled walls, a neo-classical fireplace, door architraves, and ceiling plasterwork. Decoratively moulded friezes and ceilings are found throughout the remaining principal rooms.

Square-plan granite gate piers with pyramidal caps are present on the north side. Brick coped boundary walls extend to the south, east, and west; two gate piers stand on the south side. These boundary walls and gate piers are shared with 28 Albyn Lane, the former coach house to the south (listed separately).
