This is a two-storey red brick house, likely dating from the mid-19th century between 1840 and 1859. It is located at 48 Rostrevor Road, Warrenpoint, Newry, County Down, and sits within a mature, wedge-shaped garden bordered by Rostrevor Road to the front and Moygannon Road to the rear. The front elevation faces southwest, while the rear elevation directly fronts Moygannon Road. The roof is pitched and covered with natural slate, displaying exposed rafter tails, tall rendered chimney stacks, and timber bargeboards. The brick walls are primarily red, with some yellow brick dressings around the openings. Modern timber side-hung casement windows are present. A single-storey, 19th-century lean-to conservatory extends from the right gable, while the left gable is abutted by returns and incorporates a small domestic yard.

A building is depicted on the Ordnance Survey 6-inch map of 1834. Valuation records from 1835 describe the original structure as measuring 24 feet by 27 feet by 15 feet, with return sections of 37 feet by 27 feet by 7 feet. Later, the Ordnance Survey map of 1859 refers to the property as Moygannon Cottage. The 1861 valuation lists it as Holly Lodge, noting slightly different measurements: 24 feet by 15 feet, two storeys high (plus porch), and an additional section measuring 10 feet 6 inches by 13 feet 6 inches, also two storeys high. The differing measurements suggest a rebuild or significant alteration occurred during the mid-19th century. The property is currently in private ownership and used as a house.
