Description

Two storey gabled farm house, probably built around 1835, situated to the south-east of Sunday Well Road, approximately 2 miles east of Crossgar. The property has been modernised in recent times with modern extensions to the rear and PVC window frames and doors throughout.

The front south-east façade is symmetrical and faces away from the road. At the centre of the ground floor is an elliptical arched entrance with glazed PVC door, fanlight and sidelights. To the left of the doorway is a window with PVC frame, and to the right another window, with three further slightly smaller windows on the first floor. The south-west gable has a window to the left on the ground floor and one to the right on the first floor. A small modern flat-roofed porch extension with large windows and a doorway is attached to the left-hand edge of the ground floor. The north-east gable has a window to the left on both ground and first floors.

The rear of the property has been extended on several occasions. To the right is a two-level gabled return with two small upper-level windows to the gable and a ground-level boiler house projection; this return has a window to the right on its north-east face and another to the left on its south-west face. To the left on the north-east face is a two-storey flat-roofed extension (possibly containing a water tank) with various sized windows to the north-east and a doorway to the north-west. The exposed section of the rear façade of the main house is blank. The entire façade is covered in rough cast and painted. The main roof and that of the gabled return are covered in natural slate. The main house has a rendered chimney stack to each gable and a tall painted brick stack to the return gable. PVC rainwater goods throughout.

To the south-west of the house is an extensive collection of outbuildings, including a part single, part two-storey L-shaped block.

Historical records indicate that buildings were shown on this site on the Ordnance Survey map of 1834, but none matched the plan and position of the present house exactly. The revised map of 1859, however, shows a house in the same position as the present property. Valuation records of 1837 document a newly built two-storey building with a return in this location, suggesting the house was probably constructed around 1835, probably by James Harper, who was noted as resident in 1837. The Harpers remained in possession of the house in 1861 but are not mentioned in a list of farmers in the area in 1886. The extension to the north-east side of the return was added sometime prior to 1974, while the small porch to the south-west dates from after 1974.
