Description

A two-storey, four-bay mid-terrace Georgian townhouse originally built c.1735 as part of the early development of Moira, credited to the Rawdon family. The building is located on the north side of Main Street, the principal thoroughfare through the village, positioned between numbers 78 and 82.

The structure has a rectangular plan with a two-storey rear extension connected at ground floor only. The pitched roof is covered in artificial slate with a clipped verge to the right gable end and a rendered chimney stack with a pair of small clay pots. Rainwater goods are uPVC throughout.

The external walls are painted roughcast render with smooth render surrounds, plinth, quoins and banding. The windows are single glazed tripartite windows with 4/4 sliding sash flanked by pairs of 2/2 sash, all with large stone cills painted to match the walling. The front entrance is a six-panelled timber door with a half-circle fanlight, set into an arched opening with matching surrounds.

The principal south-facing elevation is asymmetrically arranged with the front door located left of centre. A single tripartite window sits left of the entrance, with four matching windows across the first floor. To the right of the front door is a large elliptical opening that originally held a Georgian door with side panels and fanlight; this now contains a single large pane of glass. The far right bay features an elliptical coach entrance with modern gates providing access to the rear.

The north-facing rear elevation is asymmetrically arranged with various sized windows, all now replaced with double-glazed uPVC. A two-storey random rubble outbuilding abuts the principal building at ground floor only on the right-hand side, though it is only partially remaining and in poor repair.

Internally, the building retains an 18th-century staircase and some fine original features, though alterations—particularly to the ground floor—have removed much of the internal character and fabric. The original Georgian front door has been replaced.

A date stone on a neighbouring building, inscribed 1735, is reputed to mark the completion of the village. The building appears on the 1833 first edition Ordnance Survey map as part of a long terrace lining the northern side of the main street. From the mid-19th century, it housed various occupiers until Thomas Ruddell, previously a tenant, became landlord in 1893, likely collecting on behalf of Lord Deramore, who owned Moira Demesne. The Ruddells may have been related to occupants of the hotel at number 76 Main Street and the family who converted the old market house to Ruddells Garage in the late 1920s.

By the 1930s, the property had been developed and was functioning as a shop, fitted with electric lights and noted as being in fair repair. The McCleery family were tenants at that time, with Lord Deramore remaining landlord. The building has since continued as a commercial premises.

The building contributes positively to the architectural heritage of Moira and stands adjacent to the historic terraces at numbers 76–78 Main Street and directly opposite the old courthouse, all within a conservation area.
