Description

40 Moneydig Road is a detached rendered two-storey house built around 1863, restored and extended around 1987. It stands on an elevated site on the east side of Moneydig Road, facing south, with a range of outbuildings surrounding a rear yard.

The house is L-shaped on plan with a four-bay front elevation. It has a pitched natural slate roof with roll-moulded terracotta ridge tiles and two rendered chimneystacks with terracotta pots at either gable end. The eaves are overhanging with timber sheeting and bargeboards. Rainwater goods are cast iron. The front elevation displays square-headed window openings with painted concrete sills and replacement 6/6 timber sash windows. The asymmetrical front door is off-centre with an elliptical head, featuring a replacement elliptical-headed tripartite timber doorcase with webbed fanlight and sidelights, and a replacement decorative moulded surround. The door opens onto a concrete platform and step leading to a gravel path and front lawn. The west gable has a single window to each floor.

The rear elevation is abutted by a gable-ended two-storey return built around 1987. The east gable is abutted by a lean-to conservatory erected around 2000.

The property is enclosed to Moneydig Road by a native hedgerow. Access is via replacement gates on replacement stone piers at the north end of the rear yard. The west side of the yard is enclosed by a range of single-storey rendered outbuildings with corrugated iron roof. At the north end by the vehicular entrance stands a fine two-storey rubblestone outbuilding. A former entrance to the south of the property features a pair of wrought-iron gates on rendered piers with curved walls.

Although extensive changes have been made to the interior layout and detailing, the use of appropriate materials during the refurbishment scheme has ensured the building retains its overall historic character. The property benefits from an unspoilt rural setting and is enhanced by the quality wrought-iron gates and rendered pillars.

Historically, a building shown on the first edition Ordnance Survey map of 1831–2 survives as an outbuilding. The present house and kennels were not added until 1863, first appearing on the third edition Ordnance Survey map of 1904–5, where the farmhouse is captioned 'Rough Hedges'. Griffith's Valuation (1856–64) records the earlier house on the site as home to Robert Hazlett, a caretaker, with offices valued at £2 on a plot of over 28 acres. The farm was leased from the Marquess of Waterford and passed to William Kennedy, who rebuilt the farmhouse. The valuation rose to £5.15s in 1863 as a result of new additions, namely the present house and kennels. The 1911 census records farmer William Kennedy living at the house with his wife and four young children, employing a 15-year-old servant girl. The nine-room house was designated first class with eight outbuildings. A labourer's house and garden were added to the plot in 1906 at a valuation of £2.10s. The building continues in domestic use.
