Description

11 Ballyeaston Village is a modestly-scaled, single-storey terraced house built around 1820, located on the north side of Ballyeaston Village, County Antrim. It is the second house from the left in a group of three dwellings that open directly onto the sloping village street.

The house is rectangular in plan with a lean-to extension to the rear. The pitched roof is covered with natural slate and clay ridge tiles, and features one original and one replacement roof-light on the rear pitch. A yellow brick chimney with replacement pots rises from the ridge. The walls are roughcast render applied over a contrasting smooth banded plinth. Vertical rendered bands separate the house from its neighbouring dwellings, with the band to the right painted in a contrasting colour.

The principal elevation faces south and contains a central replacement square-headed timber entrance door with glazed panels set in a smooth rendered surround. A later windbreak consisting of modern yellow brick piers supporting a painted concrete canopy has been added in front of the door. On either side of the door are replacement square-headed timber casement windows mimicking 2/2 sliding sashes, set within smooth rendered architraves with painted masonry sills. The west elevation is abutted by No. 13 Ballyeaston Village. The north elevation is abutted to its centre by the lean-to extension, which has a corrugated tin roof and contains a single window and entrance door to the east, with further single windows to either side. The east elevation is abutted by No. 9 Ballyeaston Village.

The house is directly accessed from the street to the south, with an enclosed yard and lawn to the rear. Rainwater goods are cast iron.

The building is plainly detailed but enlivened by its contrasting rendered plinth and architraves. Although it contributes to the character of the village as part of the vernacular grouping, it has been compromised by alteration and modernisation and represents a relatively common type of which better examples survive elsewhere.

Historical records show that the site appears on the first edition Ordnance Survey map of 1834 as part of a group of aligned buildings. Griffiths Valuation of 1859 records the three cottages as separate properties: the first as a house and small garden occupied by Isabella Houston with a total value of £1 10 shillings; the second as a house valued at 15 shillings occupied by Margaret Wilson; and the third as a house and office valued at £1 occupied by John Allen.
