Description

Bourne Farmhouse is an early to mid-17th century farmhouse with a 19th-century addition, constructed of rendered cob walls and featuring a gable ended thatched roof. It has brick stacks at each gable end and two projecting rendered rubble lateral stacks at the rear. The original plan incorporated a four-room and through-passage layout, with the passage positioned to the right of centre, alongside a small room likely containing an inserted stack. While it's unclear which room served as the hall, both central rooms are sizeable and heated by rear lateral stacks. The room to the left has a newel staircase in a rear projection, and the room at the left end probably had a stack inserted in the 19th century. A small 19th-century dairy wing was added behind the right-hand end.

The exterior presents a long, asymmetrical six-window frontage. The ground floor features later 20th-century three and four-light casements, while the first floor has 19th-century three and four-light casements, except for a central window which is a 17th-century four-light mullion window with ovolo moulding, accompanied by two 20th-century two-light casements to its right. A 20th-century gabled glazed porch is located at the left-hand end, and a 20th-century plank door provides access to the passage at the right-hand end. A lower, probably 19th-century, outbuilding is attached to the lower right end. At the rear, a rectangular stair projection is located to the right of centre, and a small 19th-century wing projects from the lower left-hand end of the house.

The interior includes a plank and muntin screen at the upper side of the passage, characterised by ovolo-moulded muntins. The central room has a chamfered half beam at its lower end, alongside an ovolo-moulded cross beam with hollow step stops. A 17th-century ovolo-moulded wooden doorframe at the rear provides access to a contemporary solid oak newel staircase. A plank and muntin screen with chamfered muntins is situated at the lower end of the left-hand room. On the first floor, at the lower end of the house, a section of 17th-century balustrade features heavy turned and moulded balusters, a similar newel post with a tall ball finial, and a heavy handrail. The roof trusses, also probably 17th century, are substantial straight principals with threaded purlins.

Adjacent to the farmhouse, across a courtyard, is a small, rectangular cob outbuilding, currently in a derelict condition. It retains a three-light chamfered wooden mullion window on the first floor of its rear wall. This farmhouse is a notable example of a largely complete 17th-century dwelling, displaying an unusual four-room plan and preserving several high-quality features.
