Description

Carradale House is a block of flats constructed between 1967 and 1968 by Ernö Goldfinger as part of the London County Council’s Brownfield Estate, with refurbishment work carried out in 2012. The building is of group value, meaning it's recognised for its contribution to a wider heritage theme.

It is constructed using in-situ reinforced concrete with a cross-wall system, incorporating some pre-cast panels and cedar boarding, and features a flat concrete roof. The building contains 88 flats spread across eleven storeys, arranged in two groups of six and two units per floor, west and east of a central lobby. This dynamic plan ensured sufficient sunlight for all flats, with access provided from the ground, third, sixth, and ninth floors. The flats are a mix of one- and two-bedroom designs; the external appearance distinguishes between the types through variations in balcony size on the south-facing elevations. The layout shares principles with Balfron Tower, with smaller flats accessed directly from the hallway and dual-aspect flats featuring internal stairs.

The south elevation incorporates full-width balconies in the outer bays and half-width balconies on every third floor of the inner bays. The windows are set back and full-height, with clerestory lights, with bays lined with renewed cedar boarding adjacent to the cross walls. The staircase tower features slit windows arranged in stepped groups of three. The more austere north elevation has paired groups of windows positioned between precast panels and overlooks a turfed podium created by garages below. Due to a shared boiler system with Balfron Tower, the top of the boiler tower is flush, adorned with gargoyles reminiscent of those used by Le Corbusier. Entrances are sheltered by projecting concrete canopies, with north and south entrances accessed via bridges. The north entrance retains original lettering. A further entrance is located within the stair tower at the western end of the block. Common areas feature hardwood doors with vertical glazed panels and full-height moulded handles; some doors have been renewed. All windows have been replaced but designed to respect Goldfinger’s original aesthetic.

Inside, original tiling in common areas has been replaced, although some original flush panel doors remain. Lift lobbies are characterised by robust shouldered concrete door frames, similar to those in Balfron Tower, and coffered ceilings. Stairwells are well lit and feature steel balustrades. Some flats are reported to retain original fixtures and fittings. Plant and services are excluded from the list entry under the Planning (Listed Buildings and Conservation Areas) Act 1990.
