Description

The Kennels, located in Abbey St Bathans, is a cottage built in the earlier to mid-19th century, featuring a later porch at the front and a lean-to addition at the rear. This two-storey, three-bay L-plan gabled cottage is advanced to the right, with a single-storey, two-bay rectangular garage wing set back to the outer right, adjoining an adjacent property. The exterior is constructed of harl-pointed rubble whinstone with cream sandstone dressings. It has overhanging timber bracketed eaves and timber bargeboards. The openings are framed with lightly droved sandstone margins, stop-chamfered, and include sandstone mullions and projecting cills.

On the southeast (entrance) elevation, there is a flat-roofed, glazed modern porch located at the center of the re-entrant angle at ground level, with the original lean-to entrance situated behind it. To the left, there is a bipartite window on the ground floor, while the gablehead features a two-light canted oriel window. A broader gabled bay is advanced to the right of center, which includes a four-light canted window at ground level with a bracketed canopy above, and a single window centered in the gablehead. The garage wing to the lower right has two-leaf boarded timber square-headed doors, while the outer right bay features two-leaf boarded timber segmental-arched carriage doors.

The northwest (rear) elevation consists of six bays. There is a bipartite window at ground level offset to the right of center, with a boarded timber door in the next bay to the right. Above, there is a bipartite, gable-headed dormer that breaks the eaves, and a lean-to addition in the outer right bay. The lower three-bay wing to the left includes a small single window centered at ground level, a bipartite window in the outer left bay, and a boarded timber door in the outer right bay, with a bipartite, gable-headed attic light centered above.

The windows are predominantly lying-pane, with some plate glass glazing in timber sash windows at the rear and small skylights. The roof is covered with grey slate, and it features cast-iron rainwater goods. The apex and wallhead stacks have been rebuilt in red brick with circular cans.

The interior was not seen in 1997.

The property is enclosed by simple wrought-iron railings around the garden at the front, and there is a rubble-coped wall enclosing the garden at the rear. The front courtyard features a geometric-patterned cobbled surface, shared with the adjoining property, while the rear courtyard is simply cobbled.
