Description

Edrom Villa, located at 7 Crossland Crescent in Peebles, is a two-storey, three-bay L-plan house built in 1880, which has since been converted into flats. The exterior is constructed of coursed cream sandstone with polished ashlar dressings, featuring chamfered arrises and overhanging eaves that reveal exposed rafters.

On the north elevation, the first-floor windows are segmental-headed, and the gables are adorned with bargeboards, cross-bracing, and finials. The left side has an advanced gabled bay with a tripartite window at the ground level, topped with a moulded lintel course that steps over the datestone inscribed "EDROM VILLA 1880." Above, there is a bipartite window projecting into the gablehead. The centre bay includes a gabled porch in the re-entrant angle, with a small window at the front and a panelled door facing west, along with a small gabled dormer at the first floor. The right bay features a bipartite window at the ground level and a first-floor window that breaks the eaves, topped with a gabled dormer head. The west return has a gable with a later stair and entrance to the upper flat, while the east return has a gable to the right and windows on both floors to the left, with a first-floor window also breaking the eaves and featuring a gabled dormer head. A single-storey range is located at the rear.

The windows are timber sash and case with plate glass. The roof is covered with grey slates, and there are coped ashlar apex stacks with octagonal cans.

The boundary walls are made of rubble, low at the front, and topped with saddleback ashlar coping and later iron railings.
