Description

Polwarth Mill is likely late 18th century, with later additions and alterations. It is a symmetrical, two-storey, three-bay house forming part of a U-shaped courtyard, with single-storey ancillary structures projecting to the southeast. Further single-storey ancillary structures form a near T-shaped complex adjoined to the southwest. The house is built of harl-pointed red sandstone rubble with tooled sandstone dressings. The quoins are of droved rubble, and the openings have droved long and short surrounds and projecting cills.

The north range, which includes the house, has a replacement timber panelled door centred on the southeast (entrance) elevation. Above the door is a squat single window. Single windows are located at ground level in the flanking bays, with gabled windows breaking the eaves above. A lean-to porch adjoins a single-storey ancillary structure to the right, and a boarded timber door is found in another 2-storey ancillary structure to the left. The northwest (rear) elevation has an irregularly fenestrated house at the center, with gabled bipartite windows breaking the eaves at the first floor. A modern window is present in a single-storey ancillary structure to the left, and boarded timber openings are in both bays at both floors of a 2-storey ancillary structure to the right. The elevation to the far right is blind.

The east ancillary structure has a southwest (courtyard) elevation with a two-bay wing to the left featuring boarded timber doors within segmental-arched carriage openings, and a lean-to porch adjoining the outer left side. A later, two-bay pitched roof addition is to the outer right, also with boarded timber doors in square-headed openings and boarded fanlights. The northeast (rear) elevation of this range is blind.

The west ancillary structure has a northeast (courtyard) elevation showing a single bay wing to the right with a boarded timber door offset to the right of centre. A later, single bay pitched roof addition is to the left, with a boarded timber door at centre. A recessed lean-to addition is on the outer left side, with a rubble-walled enclosure to the front. The southwest (rear) elevation has a blind section to the left, a small square-headed opening to the right, and a lean-to addition on the outer right.

The ancillary structures to the southwest have a front elevation forming a T-shaped complex. This includes a rectangular, piend-roofed implement shed with a square-headed opening to the front. A full-width single-storey range is located at the rear, featuring large, square-headed openings flanking the centre. A tall, coped rubble wall encloses the yard to the west.

The house retains some four-pane glazing in timber sash and case windows, with some modern windows. Small rooflights are visible in the ancillary structures. Grey slate roofs are consistent throughout, with stone skews and cast-iron rainwater goods. A red brick apex stack is present on the house (the right stack is missing, with a circular can), and a small brick-built ridge stack is on the east ancillary range. The interiors were not inspected in 1998. Partially enclosing the site are coped rubble garden walls, some of which are modern.
