Description

The Royal Hotel, located at 2 South Street in Milnathort, is an early 19th-century, two-storey and attic, four-bay hotel. It features painted stugged squared rubble with painted margins and an eaves course, as well as a segmental-headed carriage arch.

On the south elevation, there are three bays to the right, which are symmetrical and include semicircular steps leading up to a central two-leaf panelled timber door. Flanking the door are canted five-light oriel windows, with regular fenestration at the first floor that abuts the eaves. The outer bays have canted slate-roofed dormers, and there is a small cast-iron rooflight in the center. The outer left bay contains a boarded timber door that leads to a deep-set carriage arch, with a five-light oriel window above.

The west elevation has a gabled design with evidence of a lower gabled bay and a narrow bay to the left that features a blocked opening at ground level and a window above. There is an ancillary structure attached at the outer left.

The windows are fitted with plate glass glazing in timber sash and case designs, with top-opening and casement windows in the oriels. The roof is covered with purple slates, and there are coped droved ashlar stacks with thackstanes and cans, as well as ashlar-coped skews. A cast-iron downpipe is present, featuring a decorative rainwater hopper and fixings.

Inside, the bar area has been modernised but retains plain cornices.

The ancillary structure is a rectangular-plan building with a slated rubble exterior, converted into a dwelling. It has a boarded timber door and a small horizontal window on the ground floor to the south, along with another small window high in the gablehead. The west elevation displays a variety of elements, including a tiny opening to the right, a door to the left, and a window at the center, all located on the first floor.
