13-19 Colinton Road, Edinburgh

10, 12, and 14 Morningside Road is a two-storey curved corner building designed by David MacGibbon in 1868. It features shops on the ground floor and flats above, constructed from cream sandstone with droved ashlar front and polished dressings. The building has a band course above the ground floor and a dentilled cornice above the first floor. The round-arched keystoned timber dormers have moulded surrounds and pediments, while the ground floor includes tall shopfronts and doorways leading to a common stair, all with plain stop-roll-moulded surrounds.

The northeast elevation facing Morningside Road has 12 bays, with a 9-bay curved corner. It includes an eaves cornice and blocking course, along with round-arched keystoned windows on the first floor. The ground floor shops feature irregular openings. The curved corner has two central bays with single windows flanked by blank bays, and grooved and corniced wallhead stacks. To the left, Nos 12 and 14 have slightly advanced quoined bays with a raised parapet and ball finialled angle dies, along with a round-arched keystoned pedimented attic window that breaks the parapet, topped by a French pavilion roof.

The northwest elevation facing Colinton Road has 8 bays, with four shopfronts at the center and recessed entrance doors flanked by common stair doorways. Above, there are single windows on the first floor and dormer windows on the leaded mansard roof. The outer bays are slightly advanced and quoined, featuring shopfronts on the ground floor, single windows on the first floor, and round-arched keystoned windows on the second floor. This elevation also has an eaves cornice and parapet with ball finialled angle dies, along with a round-arched keystoned pedimented attic window and French pavilion roof.

The southeast elevation has a string band course above the first floor, a parapet with angle dies and ball finials, a small window at the center of the second floor, and a tall central wallhead stack.

The building features timber sash and case windows, with 8 panes on Morningside Road and plate glass glazing on Colinton Road. The roof is covered in black slate with lead flashings, and it has three wallhead stacks, a coped mutual stack, and tall cylindrical cans. The interior was not seen in 1992.
