Description

Bonds 35, 46 and 48 on Commercial Street in Leith, Edinburgh, is an unusually long warehouse built between 1800 and 1806 by John Rennie and John Patterson, with the center completed in two stages from 1830 to 1840. The western end (Bond 35) features a later concrete attic, along with various subsequent additions and alterations.

This four-storey and attic warehouse has 31 bays and is constructed of squared coursed rubble with ashlar dressings and band courses between the floors. The northern side has some ashlar facing at the ground level, with segmental-arched openings that are mostly iron-barred, some blocked, and others fitted with louvred timber doors. The basements are brick groin-vaulted, supported by stone piers, and flanked by access barrel-vaults. The low parapets conceal the roofs, and the western block has a raised attic storey.

The northern elevation facing the docks is similarly detailed. The south and north elevations feature 30 bays arranged in blocks of 4, 10, and 16, with wallheads between and hoists on the northern side. The eastern block is slightly taller and has hoists in the raised wallhead. The center block has double gabled dormer openings and crane hoists, while the western block includes the concrete attic storey and iron lettering on the southern side that reads "MACDONALD & MUIR BONDED STORES" and "HIGHLAND QUEEN" in italics.

The eastern elevation has five bays with a flat-topped gablehead, and the first and second floors are united by full-height windows. The western elevation also has five bays, with the center openings blocked and a raised attic.

The interiors feature brick groin-vaulted basements supported by stone piers, with a combination of timber post and beam and cast-iron supports for the upper floors. Bond 35 was rebuilt with concrete beams following bomb damage from a Zeppelin.

At the western entrance, there are a pair of octagonal ashlar gatepiers topped with pyramidal caps.
