Description

This building, located at 91, 95, and 99 Constitution Street in Edinburgh, dates from around 1870 and serves as a two-storey, four-bay office building, which has six bays at the ground level. It is flanked by pends that lead to a large four-storey L-plan warehouse. The exterior features cream sandstone with a polished ashlar front, while the sides and warehouse are constructed from squared and snecked rubble with stugged dressings. Notable architectural details include a base course, a moulded corbel course above the ground floor that continues over the pends, a cill course at the first floor, and a corbelled eaves cornice with a blocking course. The windows are architraved, with lugged and basket-arched designs at the first floor, and the ground floor windows have recessed and panelled aprons.

On the office elevation, there is a slightly recessed bay on the outer left, featuring a recessed doorway with a panelled door and a moulded ashlar panel above. The ground floor has five single windows, while the first floor displays bipartite windows in the bays to the right and single windows to the left.

The northeast elevation includes a two-bay front office to the right, which has an advanced curved bay with tall basket-arched stair windows. The left bay features two single windows and a shaped gable with an apex stack.

The southwest elevation shows a two-bay front office to the left, characterized by shaped M-gables and octagonal drum apex stacks, with paired stacks to the left. There is also a single-storey later office infill at the ground floor.

The warehouse section consists of an eight-bay L-plan warehouse, with the ground floor painted, featuring single windows and a gabled hoist to the left of centre. This hoist breaks the eaves and has shouldered-arched hoist doors with rounded reveals below. The corner to the left is corbelled above the ground floor, while the rear elevation has seven bays with single windows (some barred) and a large timber doorway to the outer right.

The front office has plate glass timber sash and case windows, while the warehouse features small-pane fixed timber windows. The roof is covered with black slate and includes lead flashings, with piend and platform sections on the warehouse. The front office has moulded gutterheads.

The interior was not seen in 1993.
