Description

The building at 7, 9, and 11 Hope Street in Edinburgh is a former classical tenement dating from around 1800. It has been modified over the years, including ground floor extensions in the early 20th century and further work by J R McKay in 1938, with additional rebuilding afterward. Currently, it houses a Post Office and a public bar, with offices situated above.

The exterior features polished cream ashlar sandstone, with rustication at the ground level. The ground floor is arcaded, with the Post Office located at No 7, which has a door on the right side. There is a central opening with a grille leading to a common stair door, and a trace of the original V-jointed rustication can be seen to the left of the door. The public bar is located to the left at No 11, which was built out to match the existing ground extension and features a larger central door, a cornice, and a blocking course. The first floor has architraved windows, a cornice, and a full-width box dormer integrated into the mansard roof.

No 7 has been rebuilt above ground to resemble its original form, complete with three piend-roofed dormers. The return to Hope Street Lane is made of modern dressed rubble and includes a corniced door and round-headed windows at ground level.

The windows throughout the building are timber sash and case, with No 7 featuring 12 panes, while No 11 has 28- and 20-pane windows, with plate glass on the side. The building has ashlar coped skews, a complex extended roof on No 11 covered with grey slates, and ashlar stacks.

Inside, No 11 contains a well-preserved public bar that was formerly a bank, while No 7, the Post Office, has been completely rebuilt.
