99 Hanover Street, Edinburgh

97 Hanover Street is a classical tenement building located in Edinburgh, constructed between 1784 and 1790, with later alterations at the ground level. The building was restored and converted by Michael Laird & Partners in 1976. It features three storeys, a basement, and an attic, with a total of ten bays, and includes shops at the ground level on a corner site. The exterior is made of droved cream ashlar sandstone with polished dressings, which has been stone cleaned. The building has long and short quoins at the corner and an eaves cornice.

The four right bays showcase a neo-Georgian design at the ground level, featuring a corniced door to the left and three large piend-roofed canted dormers. A broad central common stair bay is accentuated by a Roman Doric columned porch with a full entablature. The five left bays include a pair of projecting corniced commercial premises, which have been modernised on the right, along with two additional canted dormers.

The gable is constructed of coursed rubble and features windows at the centre. The building has timber sash and case 12-pane windows, ashlar coped skews, stone stacks, and grey slate roofing.

Inside, there is a fine late 19th-century bar interior in No 99. The offices have been refurbished, but some original chimneypieces remain, as does the common stair with all its fittings, along with a small top-lit saloon at the rear. The property also features reinstated cast-iron railings to the south.
