28 Northumberland Street, Edinburgh

30 Northumberland Street in Edinburgh is an early 19th-century terraced tenement designed by Robert Reid and William Sibbald. This three-storey building with a basement features six bays and is constructed from polished ashlar sandstone. The principal floor has V-jointed rustication, and there are base courses and band courses separating the basement from the principal floor, as well as between the principal and first floors, and the first and second floors. A cill course is present at the first floor, and the second floor has a cornice and blocking course with smaller square windows. The entrance is accessed via ashlar steps and platts that overhang the basement.

On the north (principal) elevation, there are a pair of nine-panel timber doors located in the central bays, accompanied by rectangular fanlights—radial at No 28 and plate glass at No 30. The remaining bays feature regular fenestration at the principal floor and the upper floors, as well as in the basement.

The east elevation adjoins another terrace, which is listed separately (14-26 Northumberland Street), and the west elevation also adjoins a terrace listed separately (19 and 21 Dundas Street). The building has 12-pane and 4-pane timber sash and case windows, a grey slate M-roof, and cast-iron rainwater goods. The gablehead stack is made of rubble with broached ashlar quoins and is coped, featuring circular cans.

The interiors were not seen in 1997, but there is some evidence of working panelled shutters. The property is also adorned with ashlar copes topped by cast-iron railings with balusters and finials, as well as cast-iron railing-mounted lamps with glass globes.
