Description

48 Ann Street in Edinburgh is a pair of classical townhouses, likely designed by James Milne between 1816 and 1826. These two-storey, three-bay homes also have a basement and feature paired porches at the center, with prominent gardens that face the street. The exterior is made of sandstone ashlar, with a droved finish at the basement and rubble on the gable of No 48. The entrance platts extend over the basement area recess leading to the garden.

The ground floor has a banded base course and a narrow banded cill course, while the first floor features a band course and a narrow banded cill course that includes fluted aprons beneath the windows. The corniced eaves course adds to the classical style. The porches are supported by paired fluted Greek Doric columns, topped with a cornice and blocking course. The first-floor windows have moulded architraves, and the inset doorways consist of six-panel boarded timber doors with rectangular fanlights. There is a two-bay blind return on the northwest side.

On the northeast (rear) elevation, the building is constructed of coursed rubble with tooled ashlar rybats, cills, and lintels, featuring regular fenestration. The windows are timber sash and case with a 12-pane glazing pattern. The pitched roof is covered with grey slates and has corniced ashlar ridge stacks with some clay cans. The cast-iron rainwater goods complement the overall design. A low broached ashlar wall with droved copes and gate rybats borders the gardens along the street, topped with decorative cast-iron railings that include a lamp standard with a large bowl shade.

Inside, as observed in 2010, the townhouses showcase a decorative classical scheme with intricate plasterwork, spacious drawing rooms, and stone stairs featuring a well-detailed balustrade topped by a large cupola.
