12 Echline Cottages, South Queensferry

10 Echline Cottages in South Queensferry date from the early 19th century and feature later rear wings, with renovations completed in the 1980s. This single-storey range consists of nine cottages constructed from square and snecked rubble sandstone, with droved dressings and harled rear wings.

For 1 and 2 Echline Cottages, the south elevation has timber doors in the outer bays with a single window adjacent, and this section is slightly higher than the adjoining range. The west elevation presents a blind gable, while the north elevation features a mutual wing with a 2-bay gable and 2-bay flanks.

Cottages 3 to 8 have a south elevation with paired arrangements: 3/4, 5/6, and 7/8, each pair comprising four bays with central timber doors and flanking windows. The north elevation includes three mutual wings shared with No. 9, showcasing a 2-bay gable and flat-roofed links.

For 9 Echline Cottages, the south elevation has a door in the right bay and a single window in the left bay, while the east elevation is blind. The cottages feature modern glazing, a pantiled roof with straight skews, and low stacks at each gable head and between the paired cottages.

The boundary wall is made of rubble and includes wooden latch gates that provide access to the street.
