Description

40, 42, and 44 Bruntsfield Gardens is a four-storey modern Art Deco corner tenement built by James Miller between 1936 and 1939. The building features a vertical emphasis on the stairwells, with alternating advanced and recessed bays and a chamfered corner. It is constructed of brick, with a facing of artificial stone and cement render. The ground floor is made of artificial stone with a tall base course, and there is a banded string course above it. The advanced bays have curved corner windows, and the stairwells are made of artificial stone, breaking the eaves in the parapet with tall narrow strip windows. The common stairs are accessed through 2-leaf panelled doors with small glass panes and Art Deco ironmongery, flanked by pedestals.

On the east elevation facing Forbes Road, there are four bays and three corner bays, each with windows on every floor. The advanced corner bays are on the outer right, featuring a chamfered central bay of artificial stone that breaks the eaves in the parapet. This bay has windows with stylised aprons set in recessed panels, and a parapeted canopy above the ground floor window. To the left, there is a stairwell flanked by recessed bays, with an advanced bay on the outer left.

The north elevation facing Bruntsfield Gardens has six bays, excluding the corner bays, with a stairwell located to the right of centre. The first, third, and fifth bays from the left are recessed. The second bay, made of artificial stone, breaks the eaves in the parapet and features paired windows with stylised aprons set in recessed panels, along with a canopy above the ground floor. The stairwell is located in the fourth bay, and there is an advanced bay on the outer right.

The west elevation at the rear is rendered and features single windows, including curved corner windows on the outer right. The south elevation at the rear is also rendered, with single windows and recessed balconies.

The building has metal frame windows with horizontal glazing bars, although approximately 50% of the windows have been replaced with uPVC versions that match the original pattern. The roof is slate, with mutual rendered stacks topped with coping of artificial stone.

The interior was not seen in 1992. There is a low stepped wall of artificial stone with cast-iron gates and railings.
