194 Canongate in Edinburgh is a 17th-century tenement that was partially reconstructed in 1956-1957 by Gordon and Dey. The building is two stories high, with an attic and garrett, and features a symmetrical five-bay design with a central round-arched pend. It is constructed of harled rubble with sandstone ashlar dressings and raised margins, and has an exposed rubble base-course. The gablets at the second floor are pedimented and finialled, and smaller dormers are set within the pitch of the roof above. At the rear, there is a turnpike stair tower and an additional three-story wing to the left of Playhouse Close.

Inside, the building was extensively modernised in 1968 to accommodate the Moray House Institute of Education, which includes classrooms, staff studies, and a proscenium theatre. The windows are predominantly 12-pane timber sash and case, and the roof is covered with Scottish slate. The building also features cast-iron rainwater goods.
