Description

12 Belford Mews is a late 19th century single-storey and attic row of two mews houses, originally serving as stables, tack, and carriage houses. The buildings feature tall gabled dormers on a mansard roof, constructed from squared snecked red sandstone bull-faced rubble with red sandstone ashlar dressings. They are situated on ground that slopes steeply down to the Water of Leith at the rear (northeast).

The ground floor has an asymmetrical arrangement of openings, including off-centre doorways with small glazed fanlights and large boarded and glazed coach-house doors. Some openings have long and short rybats. The elevation of No. 13 is wider, featuring two large cart-shed doors at the ground floor. Alterations made around 1934-36 converted the ground floor into a commercial garage, adding small multi-pane glazing to the outer left bay and painted signage on the lintels that reads 'MORRIS CARS - IAN F. CUNNINGHAM - BENTLEY SPECIALIST'.

At the rear, the building is made of coursed random rubble with some ashlar dressings and features later enlarged openings. The fenestration is irregular, predominantly using plate glass in timber sash and case windows, with some eight-pane and four-pane windows. No. 13 has a multipane window on the ground floor with hopper top openings. The mansard roof is covered with grey slates, has deep ashlar skews, and decorative clay ridges, along with corniced gable and ridge stacks and modern clay cans. The cast iron rainwater goods are also present.

The interior has been converted into residential dwellings, with a garage on the ground floor of No. 13, completed in 2008.
