Description
31 Rutland Square is a building in Edinburgh designed by John Tait around 1830-1840, with later alterations. It features three storeys and an attic above a basement, arranged as a symmetrical pair of tenement blocks that have been converted into offices. The attic storey is distinguished by continuous tile-hanging and consists of five bays. The basement is constructed from droved sandstone ashlar, while the upper levels are made of polished sandstone with polished dressings. There are band courses between the basement and ground floors, as well as between the ground and first floors, a cill course at the second floor, and a cornice with a blocking course at the top, along with a cornice at the attic storey. The entrance is accessed via ashlar steps and platts that overhang the basement.
On the southwest elevation, there are timber doors with fanlights in each bay flanking the center at the basement level, with windows in the remaining bays. The ground floor features a plain, heavy architraved and corniced doorpiece with a timber panelled door and rectangular fanlight in each bay, along with windows in the other bays. The attic storey has bipartite windows in the center and outer bays, with single windows in the remaining bays.
The southeast elevation is obscured by an adjacent building, while the northeast and northwest elevations were not visible in 2000. The building predominantly has 12-pane timber sash and case windows, with some 2- and 4-pane timber sash and case windows. The roof is covered with grey slate, and there are tall, coped and rendered stacks with tall cylindrical cans, along with cast-iron rainwater goods.
The interiors were not seen in 1998. The property also features spear-headed, cast-iron railings that lead up the steps to the doors, mounted on an ashlar cope to the street, and cast-iron railing-mounted lamp standards with glass globes at No 30.
